Sandringham's period houses reward a considered lighting plan. Picture a front room with a decorative ceiling rose: ripping it out for rows of downlights would be a shame. So we often combine a pendant or restored fitting with a few wall lights or discreet LEDs on a dimmer, and keep the downlights for the kitchen and hallways. In newer townhouses and apartments near the village, lighting installation is simpler, as ceilings are flat plasterboard and positions are easy to set out. Old wiring in the roof is the hidden catch. We have a look before cutting, and where we meet brittle rubber cable we say so, because new fittings on a worn circuit are not a good investment. For garden lighting around bayside paths and decks, we use outdoor-rated fittings that stand up to salty weather.
