The first question is whether the fault sits in the flat or in the common property, since that decides who engages us and who pays. We work with strata managers to arrange access and approvals, and we document what we tested and what we fixed. Exit lights, common-area lighting and old fuse boards all feature. In individual flats, the usual culprits are overloaded circuits, loose connections and old wiring. We test before touching anything, repair what is within scope and quote the rest. A written note after each visit means the committee can see exactly what was done.
